Washington's Real Estate Market is Strong in Spite of Problems Elsewhere in the Nation

According to the Washington Association of REALTORS, the Washington real estate market is a stable and responsible marketplace for home buyers.

The foreclosure rates today are the same as they were 10 years ago. Fewer than one percent of mortgages end in default in Washington state. As of Mid-June, sub-prime, adjustable-rate loans represented 20 percent of loans nationally, but just 6 percent of home loans in Washington.

According to the Washington State University Center for Real Estate Research (CRER), home appreciation in Washington continues to out-perform the rest of the nation with year-to-year price increases in every quarter since the spring of 1995. Home prices in Washington have increased an average of 8.1 percent since the same time last year. The demand for median-priced homes has never been greater.

The home market in Washington isn't keeping pace with the growth of the state's population, which is continuing to increase at 1.8 percent per year. According to the Washington State Office of Financial Management, the state's population will increase by nearly one million over the present decade and reach 6.8 million by 2010. About two thirds of the growth is due to in-migration; the rest is a result of the growth of families now living in Washington.

The housing squeez is forcing some families to take on more debt than they should. Others compensate by accepting longer commutes than they want. Neither is a good situation. We need to provide a variety of home choices to meet changing market demands.

The key to stability in the residential real estate market is balance, where balance is about a six month supply of homes available on the market at any given time.

On the September 26th broadcast of the Today Show, Jim Cramer from Mad Money told Meredith Viera ”Don’t you dare buy now… you will lose money”. Realtor Associations across the country then demanded that NBC instruct Cramer to correct his statement.

The next morning on CNBC's Squak on the Street, Cramer was asked if he would like to correct his statements on the Today Show… his only correction was that Seattle is still a good place to buy homes. I am sure you are tired of listening to the doom and gloom of the national media. What is going on in Florida, southern California and other parts of the country does not represent the market in Washington.

Gary Keller is the founder of Keller Williams. His take on national real estate market reporting is this, "Residential real estate is not a national market product - it is a local one. To say from a national position that this is either a good time or a bad time to buy real estate is like saying the national forecast for the U.S. today is 92 degrees - it is a useless and irrelevant perspective. What is happening in your local market is all that matters."

On that note, I can't speak for the problems other parts of the nation are experiencing but this post is intended to help show the strength and stability of the Washington housing market specifically.

Summer has come to an end; and with the changing of the season, we close another chapter of outdoor events that have come to define summers in the Pacific Northwest.

Nonetheless, when one door closes, another opens and with that, we are given an opportunity to enjoy the vast array of Autumn activities that are also unique to our region.

There are literally hundreds of events on the calendar. Some of the most recent additions focus on the Renton neighborhood centers.

Ages 6 and up. Come and check out the fun at North Highlands Neighborhood Center and Highlands Neighborhood Center. Many exciting recreational programs are offered the whole year through! Children are encouraged to take advantage of the various drop-in activities available free of charge. Children are allowed to come and go. Child care is not provided.

Renton Highlands Property Values will benefit from Coal Creek Parkway’s Expansion


Coal Creek Parkway is the only north and south roadway alternative to I-405 between the cities of Bellevue and Renton, which makes it a vital regional corridor. You may have noticed the beginnings of some road construction along Coal Creek Parkway just north of Duvall at the Renton / Newcastle Border.


This Coal Creek Parkway project will widen Coal Creek Parkway between SE 84th Street and SE 95th Way from two to four travel lanes with left-turn pockets, a landscaped median, bike lanes, sidewalks, curbs and gutters, crosswalks, illumination, and drainage facilities. New traffic signals will be installed at SE 89th Street, May Valley Road, and SE 95th Street. The existing May Creek Bridge will be replaced with a four-lane structure. The existing Boren Creek culvert will be replaced with a larger structure that will allow fish passage.


Completion of the Coal Creek Parkway project prior to the launch of the Renton to Bellevue portion of the I-405 expansion project is critical. The I-405 project will add two new lanes in each direction between SR 169 in Renton and I-90 in Bellevue and will rebuild eight interchanges. During construction, normal I-405 traffic will be forced onto Coal Creek Parkway.
Most of the traffic on the parkway is pass-through traffic. Despite this fact, it has been the City of Newcastle who has stepped up to lead the effort to secure funding from all levels of government, including county, state and federal dollars.


Once completion of the Parkway is complete, residents at the mouth of the Parkway in Renton will benefit from a congestion free commute to Bellevue without experiencing an increase in property taxes.


As of October 8th, the average sale price of a home in the Renton Highlands (MLS Area 350) was 61% of the average sale price of a home in Newcastle (MLS Area 500). It seems likely that homeowners in MLS Area 350 will experience a significant spike in property values once the congestion issues of Coal Creek Parkway are resolved. This is because real estate is all about location and the closer a home is to an urban core such as Bellevue, the more the location tends to be worth. Expanding Coal Creek Parkway will reduce current commute times for Renton citizens. It will bring them in line with commute times that people are currently paying 60% more for in Newcastle. Of course, using the same logic, Newcastle residents stand to benefit from this as well.


These exciting transportation projects make MLS Area 350, which covers the 98059 and 98056 zip codes in Renton, an exciting place to purchase a home. Homeowners who are planning to sell a home in this area should research the benefits of the transportation initiatives so they can share them with potential buyers.


Roads & Transit Plan for Renton
On August 20th, the Renton City Council passed a resolution in support of the Roads & Transit Plan. Voters will vote on this package this November.


The Roads & Transit Plan includes the following projects in Renton:


- I-405 Bellevue to Renton lane additions

- SR 167 / I-405 interchange HOV to HOV direct lane connection

- SR 167 HOT (toll) lanes- Southbound I-405 to eastbound SR 169 flyover ramp

- SR 167 Green River Valley corridor congestion relief projects
