Registration for Kindergarten begins on May 1st in Renton Schools
Registration for fall entrance to kindergartens in the Renton School District will be held from May 1st through the 10th and on May 31.
Registration for Bryn Mawr, Campbell Hill and Lakeridge will not begin until May 7.
According to the Renton Reporter, any child who will be 5 years old by August 31st is eligible for kindergarten. If you are a parent, you should register your child at the elementary school serving your residential area. To locate your neighborhood school, you can call the Renton school district’s transportation office at 425-204-4455.
Be sure to bring your child’s birth certificate and immunization records to the registration.
Each elementary school will also host a “Kindergarten Round-Up” night in which a school tour will be given and information will be available.

Always ask for a Home Warranty when selling or buying a home.
I helped some buyer clients finalize the process of purchasing a new home this week. Five days prior to closing, I received a call from my client requesting a sewer inspection. Of course, it was the sewer inspector that had told my client he needed an inspection at a social gathering the weekend before.
Now… I am not sure how common this is in other parts of the country but it is a rare occurrence in homes built after 1950 here in the greater Seattle area which includes Renton and Newcastle Washington.
Now don’t get me wrong… there is nothing wrong with getting the inspection, in fact, it is a good idea to know as much about a home as possible before closing. My point is that it should have been done before our contingencies expired and because the home was newer and sewer inspections are not common, we did not automatically think to have one setup and scheduled.
I agreed to request permission from the listing agent to setup a time to access the property to conduct the sewer inspection. I also explained to my client that we were outside of all inspection contingencies.
Not surprisingly, the listing agent turned down our request. I pushed the issue and he finally agreed to entertain the idea if the sewer inspector would call him to explain what he was going to do and how long it would take.
I called the sewer inspector my client wanted to use and he refused to call the listing agent because he didn’t feel he should have to explain what he does for a living. As you can see, this situation seemed to be escalating into a downhill spiral.
Once the sewer inspector refused to call the listing agent to explain what he was going to do, I was pretty sure we were not going to be able to get permission from the listing agent to get the job done.
Instead of calling my client back with what he would have considered to be bad news and no solution, a home warranty covered my back.
At the beginning of the transaction, we asked the sellers to provide a home warranty. They didn’t see the value so I agreed to pay for one out of my own commission. The cost was about $350.
A home warranty pays for repair or replacement of any covered home system or appliance, regardless of make or model that breaks down due to normal wear and tear. This typically includes the home’s air conditioning, heating, plumbing, electrical, water heater and major appliances such as range/oven/cook-top, dishwasher, garbage disposal, etc.
Because we had a home warranty (as well as home owners insurance), any unforeseen problem with the sewer line could be resolved after closing without significant expense to my buyer. It eased the fears my client had picked up after speaking with his sewer inspector friend and allowed us to put the issue of getting an inspection put to bed so that we could proceed to closing without any unresolved issues.
Getting to the closing table results in a win-win scenario for both buyer and seller. Whoever pays for the inspection benefits regardless of who ends up living in the home after all of the papers are signed.
When it’s my listing, I ask my sellers to purchase a home warranty to make their home more appealing to buyers and to help protect the covered systems and appliances during the listing period.
When it’s my buyers, I recommend that they purchase a home warranty during closing to protect their new investment.
If nobody is willing to purchase it, I pay for it to lessen liability, discourage downward price negotiation, help keep deals together and reduce post-sale issues.

House Hunting Part 11 of 11
Looking at a bunch of houses? With digital photography making it easy and inexpensive to record images, be sure to take a digital camera along, first taking a picture of the listing sheet so you can remember which pictures go with which home, and then key elements of each home.
Work with your REALTOR to make a list of your "must-haves" before you visit the first house. For example, fireplace, master bath, walk-in closet, two (or three) car garage, dining room, open floor plan, eat-in kitchen, screened-in porch, large (or small) yard are typical "must-haves". You will also want to create a list of features that are important but not necessarily a "must-have" so that you can take notes in such a way that allows you to compare apples to apples later. Buying a home is an emotional experience. Doing this will help take some of the emotion out of the process.
Here is a list of items might want to include (rank each as either excellent, good, fair, needs repair soon, needs repair now).

• Windows
• Furnace
• Air conditioning
• Floors (rate by each level of home)
• Closet/storage space

To reduce the number of homes you view, it is also a good idea to sit down with your REALTOR for a buyer's consultation before you start looking at properties. I do this with all of my clients. The consultation takes about 45 minutes but it takes weeks off the home search process.

Upgraded Property Search Functionality at www.davidjedwards.com
The registration process on my property search page has been updated. A new step has been added to ensure that your email privacy is being protected. The process is known as double opt-in and conforms to the CAN-SPAM Act of 2003 recommendations.
New users who register for the property search service will receive a newly designed Welcome/Account Information email which includes a button for authentication. This email is sent to all customers who create a property search profile. A one-time, one-click authentication from within this email confirms that the email address submitted by the user is valid and that the signup was intentional.
An opt-out link to the bottom of all emails sent to you through the system (listing notification emails and BackOffice emails) has also been added. The opt-out link takes you to a web page on your property search and explains that by choosing to opt-out, you will not receive any emails including listing notifications.
If you are an existing property search customer, you may continue using your property search account even if you are not authenticated. However, if you attempt to save a search to receive listing notifications and have not yet authenticated, you will be presented with a notice. The notice explains the authentication requirement and offers an option to resend the Welcome/Account Information email that contains the authentication link.
