Greater Seattle Area Real Estate Market Commentary

If you saw yesterday’s blog post which included the latest local real estate market statistics for our area, you already know that the booming residential real estate market in Renton, Newcastle and South Bellevue has slowed to what is now a balanced market.

This is not a bad thing but it requires sellers and their real estate agents to pay greater attention to the factors affecting a home’s marketability.

The market’s adjustment from seller’s market to balanced market is not due to the rising mortgage rates (which are actually staying very low and forecasted to remain that way) but a tightening of the mortgage lending standards that are reducing the affordability of homes for first time home buyers and home buyers with less than perfect credit (which these days is pretty much anything under a 680 FICO Score).

When purchasing a home becomes more difficult, it can lead to a reduction in buyers and an increase in the number of homes for sale. Homes that are priced right will still sell within a reasonable amount of time.

The good news for buyers is that interest rates are still close to historic lows and buyers finally have a little room to negotiate because of the increased supply.

HopeChest is a great charity that provides the comforts of home for those in need

Basic furnishings can be a struggle for young families or elderly people on a fixed income so The HopeChest Organization provides household furniture, home appliances, and electronics to young families, single mothers, the elderly or disabled people in need.

The HopeChest was incorporated last June by Lisa Young and Lisa Arnold. It is a non-profit, non-religious outreach program located at the Seattle Revival Center in Newcastle.

The HopeChest provides furniture to people through agencies, including Communities in Schools of Renton, Vision House, The Compass Center, Habitat for Humanities, YWCA, Aging and Disabilities, The Salvation Army, Mercy Housing, and Providence Elder Place.

The organization stores its furniture in a 2,000 square foot warehouse space in Renton. High on the wish list is a larger space, possibly 5,000 square feet. If they had something larger, they could help twice as many people.

Donating furniture is done with a simple phone call. Call them at 425-204-8885 and they’ll pick up your stuff. Items must be in “like-new” condition. The organization is also accepting canned goods with a donation, which they give to The Salvation Army Food Bank in Renton. Check out their website at www.thehopechest.org for more information.

Flag Day

I normally announce my open house location for the upcoming weekend on Thursdays. However, I will not be hosting an open house this weekend. Instead, I am looking forward to celebrating my step-brother’s graduation from high school on Saturday to be followed by a birthday celebration on Sunday for my wife. As you know, Sunday is Father’s Day as well so it will be a busy weekend to say the least. Congratulations to Kai Berkedol on your graduation and to Lisa Edwards for surviving another year with me. I’ll give a shout out to all of our Dads on Sunday.

If all this talk of celebration is making you jealous, have no fear. Today is Flag Day which, by Presidential Proclamation; honors and celebrates our flag, our country, and our heritage so be sure to take a moment at 7:00 PM to pause and share a moment of nationwide patriotism.

Check out Kennydale's Osprey Family using Live Webcam

Barbee Mill in Renton's Kennydale neighborhood was the last operating sawmill on Lake Washington before it was shut down and sold last year to make way for new homes.

A family of Osprey had been nesting atop a piece of sawmill equipment that was to be torn down. According to Renton Magazine, the birds and their descendants had been returning to the nest at the mill annually for at least a decade so the owners of Barbee Mill built a platform atop a 25 foot pole upon which a video camera has been affixed, not far from the original nest site in hopes the birds would accept it. They did and this is their second year using the new nesting site.

Check out the live webcam by visiting http://www.appart.com/osprey/. The chicks have hatched and the nest is a flurry of activity. As of this morning, the site has had more than 90,000 visitors.

At one point, Osprey were an endangered species but efforts to address the cause of their dwindling population have proven succesfull and they are failry common again in much of the country.

Single Family house prices rose 15.9% in King County last year

According to a Seattle Times analysis published in May of 2007, single family house prices rose 15.9% in King County between 2005 and 2006. Every neighborhood saw prices increase, most by more than 10 percent. The median price for a single-family home was just over $420,000. The Renton Highlands saw the highest rate of appreciation in all of King County growing at a rate of 26.1%.

Elsewhere, the median price of single-family homes in Snohomish County was $375,808 last month, up 8.9 percent compared with the previous May. Its median condo price was $239,950, up 18 percent.

Pierce County's median single-family price was $284,950 a 7.5 percent increase. Its condo median was $226,490, up 7.3 percent.

According to an article published in the Seattle Times on June 7th, The National Association of REALTORS predicts that housing prices in King County will continue to rise but they will do so at a rate slower than what we saw in 2006. The estimated rate of increase is probably going to be about 5 percent this year.

King County's condominium market, which accounts for 28 percent of all home sales, is looking particularly stable.

Last month, pending condo sales were off 1.8 percent, compared with houses, which were off 9.5 percent.

Condo prices also outperformed house prices in King County, rising 17.6 percent, compared with houses' 9.6 percent.

Blackjack Tuesdays is being introduced as part of the lunch program on the first Tuesday of each month, an hour prior to serving lunch. Upon purchasing lunch tickets, participants receive $50 (play money) to play Blackjack. Prizes will be awarded to the top three winners.

Pros and Cons of Owning a Second Home

Buying a second home is a big step and likely your second most valuable investment. Never rush into a second home purchase. You need to consider it over time. Determine how much use your vacation home will get and how it can fit into your finances.

Don’t forget to double everything. Buying a vacation home means that you will not only have two mortgages, but two property tax bills, water bills, fuel bills etc. Two homes mean more maintenance, including two plumbing and heating systems, septic systems, and roofs. And if something breaks down in your second home, chances are you may not be there to see it. For some, this is just too stressful.

At the same time, owning a second home can be very rewarding. It can be the source of relaxation: a time to get closer to your family, a place to be a kid again, and a place to meet new friends. It can even be a place to retire.

Lastly, owning your own home is not like renting. You get to leave your stuff there to truly make it yours. You can make impromptu escapes, leaving the stress behind. And your children and grandchildren will feel more comfortable in a place they have learned to call home.

No Housing Slowdown in Northwest Markets

At 11.63 percent, Washington came in as the state with the fourth highest rate of residential appreciation in the nation during the first three months of this year compared to the same period in 2006 according to the U.S. Office of Federal Housing Enterprise Oversight reports.

Utah came in first. Other states coming in ahead of Washington were:
Idaho: 12.27 percent
Montana: 11.68 percent
Wyoming: 11.67 percent

On a nationwide scale, the rate of home-price growth for the three month period came in at 4.25 percent.
